How much should a genuine EICR cost?
An electrical installation condition report (EICR) carried out by a reputable company that sends qualified engineers should cost the following amounts. Be cautious of companies offering prices prices significantly lower and check reviews to ensure they are reputable and are not using unrealistic low prices to win work and then charge you inflated prices for remedial work.
1 Bedroom - Cost: £190 + VAT
Includes: Full EICR inspection of wiring, fuse board, sockets, and fixtures across one bedroom and additional living spaces. More rooms require extra inspection time.
2 Bedroom - Cost: £220 + VAT
Includes: Thorough inspection of electrical systems across two bedrooms and shared living spaces. Larger properties involve more wiring and fixtures to check.
3 Bedroom - Cost: £250 + VAT
Includes: Complete safety assessment of all electrical installations across three bedrooms and communal areas. Increased property size extends inspection time.
4+ Bedroom -
Cost: POA (Price on Application)
Includes: Tailored service for larger properties. Contact us for a personalised quote. Larger homes have more rooms, circuits, and fixtures, which increase inspection complexity.
What’s involved in a Snowik EICR?
Firstly, one of our electricians will perform a visual assessment before carrying out a series of checks on your electrical systems. The aim of the report is to identify any hazards, so the inspection is graded by the following codes
If we identify any code one (C1) problems, we will fix these immediately to ensure the safety of any tenants. Any code two (C2) or code three (C3) problems will be noted during the inspection and quoted separately.
We will update the client on the severity of the issues & costings, if approved we can request to stay & fix.
After the inspection, you will receive a complete seven-page report and a quote for any remedial works. Whilst it can take a couple of days to process the paperwork, we do our best to process all electrical installation condition reports as quickly as possible.
We will test your electrics during your EICR test to ensure the safety of your property and residents. These electrical safety checks include
It is recommended that private properties get an EICR every 10 years, and it is now mandatory that landlords have an installation inspected and tested at least every five years or when you have a change of tenancy – and more often if the most recent safety report requires it. However, the Landlord’s Electrical Safety Certificate is also accepted as a valid EICR.
If your property fails the EICR, the report will list recommended remedial work to bring the installation up to standard. As a landlord, you’re required by law to complete any remedial work within 28 days.
Yes, all rental properties in England require a valid EICR by law, with similar regulations in Scotland and Wales. Landlords must provide tenants with a copy of the EICR report and renew it every 5 years.
